Denver Union Station Mixed-Use Redevelopment

Union Station Alliance LLC (Team USA) is redeveloping this iconic. 150,000 sq. ft., three-story historic structure into a mixed-use, transit-oriented development including a 112-room hotel on the upper floors and retail and restaurants on ground level.  A granite plaza in front of the station, connecting it to the street, will include extensive landscaping.  The project will seek LEED certification.

 

Team USA, the group responsible for the station’s renovation and its tenant for the next 99 years, includes Milender White Construction Co. (Construction Manager/General Contractor -Native American Owned), Tryba Architects and JG Johnson Architects (Architecture), and Dana Crawford, Urban Neighborhoods, (historic preservation) among others.

 

The development concept is driven by the vitality that a hotel will bring to the historic building.  As the centerpiece of the region’s $480 million FasTracks system, Union Station’s Great Hall will function as the City’s living room and will once again be a hub for transit users.

 

The design includes penthouse suites, restaurants, and distinctive, destination retail.  In addition to constructing the new hotel inside the existing historic structure, the design team will rehabilitate, restore and stabilize Denver’s most iconic building.  The historic building will soon again be alive with people, merchants, restaurants, and unique shops. The energy will synchronize with the plaza, further enlivening the neighborhood and downtown.

 

Historically, Union Station has been the soul of Denver and it is projected that 200,000 people will flow through the project daily when complete.  Because Team USA’s alterations to Union Station will preserve the historic character of the building, which was built in 1881, the project is eligible for historic-preservation tax incentives.
